What a permit set includes
Every job is different, but a typical set has a site plan, floor plans, exterior elevations, sections, roof and foundation plans, structural and MEP sheets, and the code notes the reviewer looks for. When a lot needs it, we start with the survey: property, topographic and tree surveys, form surveys and elevation certificates. Sheets that need a seal are sealed by our licensed partners.
Who reviews your plans
It depends on the address. Inside Houston city limits, Kingwood included, plans go to the Houston Permitting Center. In unincorporated areas such as Cypress, Spring, Atascocita and Highlands, Harris County's Office of the County Engineer handles development and floodplain permits, while cities like Katy, Sugar Land, Tomball, Humble, Conroe and Galveston run their own building departments. In Galveston and Brazoria counties, new work also needs a state windstorm certificate. Many neighborhoods add deed restrictions or an HOA review. We check what your address needs before we draw, so nothing is left out.

Questions
Do I need drawings to get a permit in Houston?
Most new buildings, additions and structural remodels need a permit, and the permit office reviews drawings before approving it. Small repairs often don't. Tell us what you plan to build and we will confirm what your address requires.
How long does a permit take?
It depends on the project and the office that reviews it. A complete, coordinated set avoids most review comments, and we follow the permit through each round until it is approved.
